Assets of a building comprise the physical building, its systems, equipment, and surrounding environment. Facility Management or Asset Management is effective in the short-term as well as for long-standing planning for preserving the building assets properly.

The bi-directional Building Information Modeling (BIM) integration into asset management software facilitates superior visualization of assets and helps in the maintenance and operation of a facility.

Scan Data to BIM

Scan to BIM (or Point Cloud to BIM) is the practice of using 3D laser scanners to build BIM schematics of existing spaces, Renovation & Retrofitting, and Historical restoration. For example, a surveyor may visit a location to be used for construction or renovation, and collect data points in order to build a hyper-accurate representation of that physical space using digital tools.

That scan data can be used to create an As-built BIM model of an existing structure or form the foundations of the model for a new construction project. This is generally done using LiDAR technology and techniques, allowing laser scanners to collect three-dimensional area data that is then fed into the system via point cloud processing.

2. Why do we need to invest in BIM when we have CAD expertise?

For higher returns of course! CAD can be compared to a flip-book animation; straight-forward but any change in one view would require manual changes in all other pages. A simple task such as changing the dimensions of a door would be daunting in CAD! However, BIM is parametric wherein a change in a specific view, however big or small, would automatically be reflected in all other views.   CAD deals with physicality and limits itself to 3D visualization of a project using basic graphics (arcs, circles, polylines, etc.).  BIM establishes virtual construction with functional intelligent objects (doors, windows, floors, etc.) Additionally, it empowers concurrent engineering, by facilitating the real-time exchange of data among different players in a project such as architects, engineers, and contractors.
